immediately attended, we try to return within 2 hours of the call being made
(during working hours). Repairs & maintenance are given top priority, to ensure
they are handled quickly and efficiently. We have a 24 hour contact for all
emergency repairs.
Our Duties Outlined

Take the responsibility and control of your strata plan and ensure that
the management complies fully with current legislation.

Half yearly property inspections.

Maintain the Strata Roll.

Prepare annual budgets.

Collate tax and BAS returns
-
Distribute levy notices.

Receiving, banking and accounting for monies of the strata plan and
maintaining books of account as required by the Strata Schemes Management
Act.

Maintain investment accounts for surplus funds.

Preparing statements of Income and Expenditure & Balance Sheets as
required by the Strata Schemes Management Act. Quarterly Financial
Statements are supplied to Executive Committee Members.

Issuing notices of meeting, attendance at all meetings, collation and
distribution of minutes.

Keeping and producing records for inspection.

Arrange insurance covers.

Assist the Executive Committee with arranging
all necessary maintenance of the common property.

Attend to all payment of authorised accounts i.e. cleaners, gardeners,
electricity, repairs, etc.

Liaise with the Executive Committee relating
to all the general complaints normally associated with blocks of units.
